Close to half of the FSBO's say that they would hire a professional next time they sold. Thirty percent say they were unhappy with the results they achieved by choosing to sell by themselves. Why?

Many For Sale By Owners say that the time, paperwork and everyday responsibilities invloved were not worth the amount of money they saved ( if any) in commissions. For others, the financial savings were even more disappointing. By the time they figured the amount of fees paid to outside consultants, inspectors, appraisers, attorneys, marketing and advertising, they would have been better off having paid the broker's fee which would have included many of these charges up front.

Selling you home requires a great understanding of the real estate market. If a property is priced too high, it will sit and "get stale". If the property is priced too low, you will cost yourself serious money. Some FSBO's discovered that the lost money as a result of poor decisions outweighed the commissions.

Do I have the time, energy, know-how, and ability to devote a full forced effort to sell my property?

** One of the keys to selling your property efficiently and profitably is complete accdessibility. Many properties have sat on the market longer that necessary because the owner was unwilling or unable to show the property. Realize that a certain number of hours each day is necessary to sell your home.

Am I prepared to deel with an onslaught of buyers who perceive FSBO's as targets for making low offers?

**One of the challenges of selling a home is screening unqualified prospects and dealing with lowballers and tire-kickers. The amount of time and effort and expertise it requires to spot these people quickly can be substancial. Settling for a lowball offer is usually worse than paying brokers commissions.

Can my home be enlarged or have a garage added? Am I prepared to answer questions regarding financing?

**One of the keys to selling, whether it's home, car..anything, is to have all the necessary information the prospective buyers need to make their decision. For example, if the home doesn't have a garage, but there seems to be room for one, do you know the restrictions of your city? Are you going to assist the buyer with financing? If so, be sure to have the details worked out before hand so that you can answer questions knowledgably.
